Management
What to ask before choosing a property manager
Commission is only one part of the agreement. Here is what should be clear before you hand over the everyday management of your property.

Start with responsibilities
A management proposal should explain who does what. Ask for a specific description of listing management, pricing, guest messages, arrivals and cleaning coordination.
“Full management” does not describe the same package in every agreement. Ask which tasks the fee includes and which require a separate charge.
Understand the fee calculation
Ask which amount the commission applies to. Clarify platform fees, cleaning, consumables, maintenance and VAT where applicable.
A lower headline commission is not enough for a comparison. Compare proposals with the same services and calculation basis. See Diamoni's management cost guide for the details to discuss.
Ask about local support
Remote communication and physical attendance are different services. Ask who attends the property and when they are available.
- Who checks the home after cleaning?
- Who helps when a lock does not open?
- Who approves a repair, and up to which amount?
- What happens when the main local contact is unavailable?
Confirm availability for your particular home. A general coverage map does not guarantee on-site service everywhere.
Agree what reports should show
Ask for a sample report and agree when you will receive it. Useful details include bookings, nights, cancellations, revenue and expenses handled by the manager.
Also ask who can access the platform accounts and how you will retain visibility of your property. Reports should help you understand results, beyond a single occupancy figure.
Read the terms before you start
Check the agreement's duration, exit process, notice periods and treatment of existing bookings. Obtain written confirmation of the details you agree.
